Evo i ja za mjesec-dva krećem u ovu golgotu. Arhitekt bi trebao voditi renoviranje stana, ključ u ruke s komplet dokumentacijom prije/poslije.

SVE staro ide van (namještaj, sanitarije, stolarija, parketi, el. instalacije, cijevi…) a nova kuhinja će biti u dijelu dnevne sobe. Procjenjeni trošak je 800-1000€ po kvadratu :-o
Sretno, tablu normabela bi ti poslao

Da, ako se ne varam u spavaće sobe je stavio radijatore.
Napiši kaj te sve zanima pa se raspitam kod njega.
Javim ako ću trebati jer izgleda da nećemo ni graditi ništa.. danas smo nakon svih mogućih planiranja od grada dobili pljusku samo takvu jer ispada da nam je zemljiste u vodozaštitnom području..

Ima li netko iskustva s time da je tražio da se proširi građevinska zona na vodozaštitnom području?

Kod nas je granica vodozaštitnog područja kojih 100m od zemljišta tako da je jako blizu, a da ne govorim da na zemljištu već postoji legalizirana garaža, ali eto ona se sagradila kad se moglo i sad više ne može.

Strasno. Pa nedavno sam u ST renovira i s namjestajem (ikea) ispalo 500-600 eur m2, al nije bilo kljuc u ruke i nisam trazia račune itd
A Split i obala su kao skupi za meštre. Jedino ako ugradjujes zlatne spine i wcjeve onda jbg.
Znaci @medo doslo povoljno vrime za kredit i kupnju nekretnine? Sican se rasprava s druge teme,pa pitam

Ima li netko iskustva s time da je tražio da se proširi građevinska zona na vodozaštitnom području?
Znam za situaciju s izgradnjom Marišćine u vodozaštitnom području stupnja 4, blizu izvora Riječine. Tamo je caka bila što su promijenili pravilnik dovoljno dugo dok je prošla građevinska Nakon to su pravilnik vratili na staro da se ne bi još netko prešlepao.

Tko je spominjao kredit

Hvala dečki! Odluka još nije pala jer očekujem još ponuda. Raspon cijena je zato jer nismo odlučili između opcija za stolariju, sanitarije i namještaj.

Definitivno je (puno) skuplje ovako ali nemam posla s majstorima pa čuvam živce. Išli smo na malo kvalitetnije tipa Salamanderi sa alu okvirima, iveral/puno drvo namještaj, Faber u kuhinju…

Sa kompletnom dokumentacijom to bi trebalo dići vrijednost nekretnine pogotovo jer je zgradu radio slovenski Pionir. Zgrada je kvalitetno napravljena.

Mi smo 2021 potrošili oko 900-1000 eura po m2 za renoviranje ureda sa namještajem.
Po sadašnjim cijenama, vjerojatno bi bilo 30-40% više.
A ne mogu reći da smo se razbacivali, jedino pvc i klime su bile top

Adaptacija kuće/stana
Pri kraju sam s adaptacijom i ovak ugrubo ispast će nekih 950-1000 eur/m2. Adaptacija uključuje jednu etažu (85m2 + terasa 45m2), potkrovlje (tlocrtno 80m2) i krovište. Sve je skinuto do golih zidova i podova. Sve su radili partneri i poznanici, sav materijal i većina namještaja bez PDVa.
Al nije se štedilo na ničem, od materijala pa do namještaja i aparata.

Da li je tko u zadnje vrijeme radio termo fasadu? Kakve su cijene trenutno?
Kuća je građena 80-ih i ima običnu fasadu pa razmišljam o izolaciji iako mi se s druge strane čini da investicija neće opravdati eventualne niže troškove grijanja/hlađenja...
Kuća dvije etaže, tlocrt 90m2, aktivno se koristi potkrovlje koje je relativno dobro izolirano i dio prizemlja, troškovi grijanja (plin) cca 800€, solari na krovu pokrivaju većinu godišnje potrošnje el.en. Stolarija zamijenjena prije 7 godina.
Iskustva,savjeti?

To je vjerojatno zbunilo ostale. Al za sad, koga god znam da je uzeo kljuc u ruke "jer ne zeli imat posla s majstorima" na kraju zavrsi na gradilistu dan noc, psuje i pizdi.

nekih 200tinjak kvadrata je ispalo 15k€

Kuca dvije etaze po 100 kvadrata? 15k ako je dobro napravljeno je pristojna cijena. 20k sam ja platio za obicnu fasadu drito na ciglu koja je pocela pucati nakon 5 godina. Kao “dobar poznanik” od starog, na kraju isao u stecaj i garancija kita. Plus je bez izolacije jer kao ne treba u istri jer nije hladno. Glupost. Kad zabrije vani bura i hladno grijanje radi na najjace. Kad budem nanovo radio cimnem te za broj

Za 150m2, stiropor 10cm, sav materijal sam platio prije pr mjeseci 2500eu

Ako znaš sam raditi ovo je top, a stvarno sve do navlačenja same fasade nije neka filozofija. Znam starijeg čovjeka kojem smo pokazali kako lijepit stiropor jedan red na kući i on je onda polijepio sve ostalo. Kasnije mu pokazali kako mrežicu staviti i isto sve sam odradio, drugi sloj ljepila navukao, impregnaciju namazao i mi mu došli jedan dan navući fasadu i tjt. Naravno treba posuditi ili iznajmiti skelu za cijelu kuću.

Prednost dobre izolacije je i ugodnost boravka. To ćeš prije osjetiti nego uštedu.

Živim u termofasadi cijeli život. I sad se selim u stan koji ima termofasadu. Arhitekt je rekao da to ne diramo jer je to vječno kada se dobro napravi.

Vidio sam kako stiropor gori na zgradi. To je tolika ogromna količina gustog crnog dima za ne vjerovat a širi se dosta brzo. Izgledalo je kao da cijeli kvart gori a ne dio zida. Ne bi, hvala.

Vidio sam kako stiropor gori na zgradi. To je tolika ogromna količina gustog crnog dima za ne vjerovat a širi se dosta brzo. Izgledalo je kao da cijeli kvart gori a ne dio zida. Ne bi, hvala.
Ako ideš s tom pretpostavkom, onda vjerujem ne izlaziš iz kuće. I auti gore, i pješake na cesti gaze. Al ne ideš u promet s pretpostavkom da ćeš nekoga pogaziti ili da će netko tebe zdrobit.
S druge strane, ne mora se koristiti stiropor uopće ako ne želi.

Znam da sam dosadan, ali moram jos jednom


Cesto ti se dogodi da bude, ne znam, 10 etapa. Ti platis 7 nakon svake, i onda ti majstor odjednom kaze "cuj, daj molim te sad nesto unaprije za 8 zbog XYZ"


I onda se za ovih zadnjih 30 posto radova navlacis kao da renoviras 5 stanova odjednom.

Zaribavanje žbuke isto nije neki problem, ako je sve lijeoo i dobro pogletano. Al mora biti više ljudi za zaribavnanje, dok ljepljenje i gletanje nožeš i sam, dio po dio. Isprobano.

Sad gledam 2019 smo renovirani stan ispalo je cca 400 po m2
rehau pvc 7 zona argon
Medijapan kuhinje, dvije
Bosch i elux aparati
Podovi porculanske plocice
Spine su doduse jeftinije, voxrot, prije smo imali grohe, sve je to kamenac izio ko sto ce voxrota, je precizniji za namistit al za 10 god ce bit pojeden

meni je lik cijelu fasadu poljepio stiropor sam, kad je bilo zaribavanje došlo ih je 9 i riješili u jedan dan

Sad gledam 2019 smo renovirani stan ispalo je cca 400 po m2
rehau pvc 7 zona argon
Medijapan kuhinje, dvije
Bosch i elux aparati
Podovi porculanske plocice
Spine su doduse jeftinije, voxrot, prije smo imali grohe, sve je to kamenac izio ko sto ce voxrota, je precizniji za namistit al za 10 god ce bit pojeden
Isto 400eu/m2 al 2016, sve do temelja, nove instalacije struje, vode, plina, odvoda, estrih, podno grijanje, priključak plina+bojler, sva pvc stolarija među kojom stijena 3x2.5m

Eh, tad se dalo. Od kraja 2020 je krenulo nizbrdo s cijenama.
Pa sam knauf (ruke+materijal) je tad bio 20 eura i niže po kvadratu. Sad ga rokaju 40+. Za duplu lagu

Dobar savjet. Naročito ako naletiš na "majstora" koji s tvojom lovom financira posao nekoga koga je drugdje zavaljao.

They don’t want people who are smart enough to sit around a kitchen table to figure out how badly they’re getting f*cked by a system that threw them overboard 30 f*cking years ago. They don’t want that. You know what they want? They want obedient workers. Obedient workers. People who are just smart enough to run the machines and do the paperwork, and just dumb enough to passively accept all these increasingly shittier jobs with the lower pay, the longer hours, the reduced benefits, the end of overtime and the vanishing pension that disappears the minute you go to collect it, and now they’re coming for your Social Security money. They want your retirement money. They want it back so they can give it to their criminal friends on Wall Street, and you know something? They’ll get it. They’ll get it all from you, sooner or later, 'cause they own this f*cking place. It's a big club, and you ain’t in it. You and I are not in the big club. And by the way, it's the same big club they use to beat you over the head with all day long when they tell you what to believe. All day long beating you over the head in their media telling you what to believe, what to think and what to buy. The table is tilted folks. The game is rigged, and nobody seems to notice, nobody seems to care. Good honest hard-working people -- white collar, blue collar, it doesn’t matter what color shirt you have on -- good honest hard-working people continue -- these are people of modest means -- continue to elect these rich c*cksuckers who don’t give a f*ck about them. They don’t give a f*ck about you. They don’t give a f*ck about you. They don't care about you at all -- at all -- at all. And nobody seems to notice, nobody seems to care. That's what the owners count on; the fact that Americans will probably remain willfully ignorant of the big red, white and blue dick that's being jammed up their assholes everyday. Because the owners of this country know the truth: it's called the American Dream, because you have to be asleep to believe it.
