Ne daj da te ureknemo, kolega Pa neće te valjda na badnjak zajebat.

Iako ovo što colop piše gore oko tih izmjena u zadnji čas, pa to je katastrofa. Sistem kao da je napravljen da bi te lakše mogli zajebat. Postoji li na ugovoru vrijeme i datum kada je stavljen potpis?
ma ja bi rekao da su ovo vise iznimni slucajevi prevara nego pravilo.

dosta poznanika je kupilo kucu ili stan u zadnjih 3-4 godine i nisu imali takvih problema.

a ta kuca niti nije na oglasnicima nego sam sa strane saznao da bi je prodao da moze mamu smjestit u stan jer je ova kuca prevelika za nju a on se ne misli do mirovine vracati u hr. pa sam mu se javio i rekao je da bi prodao. zato i sad krecemo on i ja ispocetka trazit sta nam sve treba da bi to obavili.

naravno uz sve ove savjete cu biti pazljiv s njim oko svega toga.

Npr ugovor iz 2010 će se proknjižiti prije ugovor iz 2025 ako je primljen na uknjižbu prije ugovora iz 2025.
Vjerojatno si mislio obratno (2010 <-> 2025), ali posluka je porana. Sve ovo onda znači da je to vrijeme obrade uknjižbe zapravo brisani prostor.

naravno uz sve ove savjete cu biti pazljiv s njim oko svega toga.

sretno s kupnjom, nadam se da će proći kako treba.. saznat ćeš iz prve ruke jesu iznimke ili pravilo .. ako te krenu uvjeravat da ta pečatirana potvrda i nije toliko bitna i da ideš na povjerenje, da te neće zeznit i te shemice.. samo se sjeti ove teme i da je taj papir najbitniji u cijeloj priči


od starog bratić prije 20 i nešto godina je tražio mog starog da mu bude jamac za neki kredit, u ono doba kad je to bilo popularno i neregulirano.. hvala bogu da stari nije pristao, kasnije je ispao kuršlus s ovima koji jesu.. ae

Tu i tamo pogledam na njuškalu nekretnine koje se prodaju u mom gradu, pa primjećujem da bi znalo biti da se još prije gradnje neka zgrada oglašava npr da ima top izolaciju tog i tog tipa s kamenom vunom x cm itd. Međutim, kad nakon nekog vremena zgrada bude u fazi izgradnje i počne se stavljati fasada, vidim da se ugrađuje stiropor. Naravno da je kamena vuna nekolio puta skuplja, pa me zanima jel investitor obavještava ljude koji su zakaparili stanove, jel se snizuje cijena kvadrata kod takvih promjena? S tim da je ovo vidljivo golim okom, tko zna kakve se stvari sfušare a da kupci ni ne vide.

Iz osobnog iskustva;
Obećano: Vailant klima, podno grijanje u kupaoni, rampa na ulazu na parking, vuna 15/16 cm, slobodan izbor parketa i pločica.
Dobio: ništa od navedenog a vuna je 12 cm. S tim da je dio zgrade (haustor) trebao završiti u 5 cm stiropora ali je nadzorni dežurao dok se fasada radila pa investitor nije uspio u toj ideji.
To je Hrvatska.

Kad proda sve stanove zatvori tu firmu i možeš se jebat i sa garancijom za radove

Znam za samo jedan slučaj u ulici pored staraca. Zagorac je više-manje sve napravio kako treba. Susjedi su gledali svaki dan kako je gradio jer su neki kupili tamo stanove za svoju djecu.

Čak ih je jednom zeznulo vrijeme kada se od kiše natopila izolacija na fasadi pa su morali sve skidati dolje, pustiti da se osuši i opet. To ih je prilično koštalo ali je građevinac rekao da oni uvijek planiraju nepredviđene troškove a i da nije tako to se mora napraviti.

Nisu ljudima dizali cijene kvadrata zbog toga.

usred izrade fasade od 15cm kamene vune nam je naišlo nevrijeme, kiša je padala par sati pod kutem i direktno lupala u vunu koja je bila taman potiplana, dakle prije mrežice i ljepila, sva voda se samo poskliznula ko po staklu.

Za ljude kojima je relevantno, ja sam bio u procesu prelaska iz stana u kuću, te sam tražio apn da me izuzme od vraćanja subvencije, što je bilo legitimno, provjeili u banci itd., čak sam telefonski dobio potvrdu da mogu biti izuzet i da razlog preseljenja (vjenčanje) je dovoljan razlog da me izuzmu.

No...

Poslao sam sve papire na vrijeme, početkom 11. mjeseca, 2 preudgovora, vjenčani list, uporabnu od kuće itd.

Riješenje sam dobio jučer.

2 puna mjeseca za jedan potpis.

Imajte to na umu ako ćete jednog dana biti u istoj situaciji, ja sam prekrdačio datum na ugovoru, nisam mogao predati stan na vrijeme.

Nortorna glupost.

Meni je to bio ustvari jedan od razloga zašto sam kupio novogradnju kada sam kupovao stan, da ne plaćam porez. Kupiti stan, pa ga namjestiti, pa dati 10% kapare i još platiti porez na to, većina mladih ljudi se bori, porez je samo ulje na vatru.

Država i dalje subvencionira potražnju umjesto ponude, dok god je tako, rezultati će biti negativni za kupce i čisto zgrtanje love od strane investitora...

Nortorna glupost.

Meni je to bio ustvari jedan od razloga zašto sam kupio novogradnju kada sam kupovao stan, da ne plaćam porez. Kupiti stan, pa ga namjestiti, pa dati 10% kapare i još platiti porez na to, većina mladih ljudi se bori, porez je samo ulje na vatru.
Pa platio si 25% poreza

Hpb izbacio stambeni kredit s EKS kamatom 3.01%. Valjda ce uskoro i ostali početi skidati gaćice, ako ništa bar do pasa ; )

ovo je top kamata, najbolje na trzistu. Ne znam koji su drugi uvjeti ali prema EKS tu nema dodatnih osiguranja.
vec znam barem petero frendova, susjeda koji idu tamo a jedan koji je realizirao kredit u drugoj banci prije koji mjesec.

meni se postavlja pitanje, kako će hpb izdržati takav pritisak i kaoss ..to će ludnica tamo biti..
