Ne znam, ali nejasno mi je ovo sve.
Sta sad bas svatko za sve nekretnine mora slati ovaj papir, i u onima u kojima zivi proteklih stajaznam, 50 godina?

Meni ovo isto nejasno, prva ili jedina ili uopce bilo koja nekretnina?
Jer ja imam nekretninu na sebi, ali u istoj ne zivim i nemam adresu prijavljenu na njoj.

Ali ako budu prcali, cu prebacit
Daj malo čitaj malo za promjenu: ""Prijavu podataka bitnih za oporezivanje nisu dužni podnijeti građani za nekretnine za koje se plaća komunalna naknada, kao i za nekretnine koje se iznajmljuju na temelju ugovora o najmu ili zakupu koji je prijavljen Poreznoj upravi radi plaćanja poreza na dohodak od imovine. "

A na koju to nekretninu se ne plaća komunalna naknada? Možda glupo pitanje, ali eto udovoljite glupanu. Naslijedili smo stan i staru kuću (potonja je prodana, hvala bogu) i na obje smo plaćali odnosno i dalje plaćamo komunalni doprinos.

Bilo je nešto priče o tome kako će taj porez zamijeniti komunalnu naknadu. Naravno, sve je ovo samo predigra, bude se plaćalo porez na svaki objekt, i da kamen zabiješ na svojoj zemlju budu načina našli da ti za to sjednu na vrat.

Pod točkom 3. RAZLOZI ZA OSLOBOĐENJE popunjava se unosom DA ako postoji oslobođenje za
sljedeće nekretnine. Ako je odgovor DA, onda je potrebno još zaokružiti jedan od ponuđenih razloga
za oslobođenje te u točki 5. Zahtjeva priložiti dokumente koji to oslobođenje i dokazuju:

U obrascu se nigdje ne spominje komunalna naknada. Možda komunalna naknada i doprinos nisu ista stvar

U obrascu se nigdje ne spominje komunalna naknada. Možda komunalna naknada i doprinos nisu ista stvar

Ne radi ti link, iz očitih razloga

ovaj dio mi bas nije jasan:

Imam situaciju gdje sam prijavljen u Bjelovaru u obiteljskoj kuci, posjedujem stan u Zagrebu (moja prva i jedina nekretnina) kojeg povremeno koristim jer radim u Zagrebu. Po onome sto se povlačilo po medijima moglo se zakljuciti da svi stanovi u kojima nitko nije prijavljen ili nemaju ugovor o dugoročnom najmu ce morati plaćat porez na nekretnine.

Boldano upućuje da takva situacija je osnova za oslobođenje od plaćanja poreza. Ili sam nesto krivo shvatio

Koliko ja razumijem, to je scenarij po kojem se u nekretnini stanuje a bez da je itko prijavljen na adresi. Što je pisac time htio reći niti kako takvo nešto dokazati pojma nemam.

Da, kuzim ovo za ruševine, gdje je logika da se ne mora plaćati porez na rusevinu u kojoj nije moguc zivot tj nije moguce koristiti nekretninu za zivot.

Neka pitanja

Za potrebe oslobađanja plaćanja poreza na nekretnine bit će potrebno odgovoriti na pitanja je li nekretnina namijenjena za stalno stanovanje te je li nekretnina podobna za stambeni prostor uslijed proglašenja prirodnih nepogoda, ili, pak, navesti “ostale razloge” zbog kojih je onemogućena stambena namjena nekretnine, poput informacije da nema krova ili potrebnu infrastrukturu ili da joj je narušena statika, za što će biti potrebno priložiti dokaz da je onemogućeno korištenje nekretnine za stanovanje. Nakon što Porezna uprava prikupi sve potrebne podatke, uslijedit će slanje prvih rješenja za naplatu ili oslobođenje od plaćanja poreza na nekretnine.
Ovo potencijalno oslobođenje na osnovu toga sto je nekretnina "na prodaju" se nigdje ne navodi u uputama za ispunjavanje "Zahtjeva za dostavu podataka u svrhu prijave/oslobođenja poreza na nekretnine" ali se to mozda moze navesti u točci 4. "Napomena"

Svakom normalno je jasno da je to sve skupa jako nategnuto, ovo sam izvukao iz novinskog clanka koji nije apsolutno nije nikakvo mjerilo za bilo šta.

Mislim kako bilo sta od toga dokazati (prodaju), link sa njuskala, ugovor sa agencijom?

Ja samo to onako povrsno shvatio da drzava zeli smanjiti broj praznih stanova kojih navodno ima jako puno, na način da potakne vlasnike praznih stanova da ih ili koriste ili daju u najam i tako se na trzistu pojavi vise stanova, veca ponuda= manja cijena bla bla bla.

Kako je to bilo iskomunicirano kroz medije ( koji opet ponavljam nisu nikakvo mjerilo) zaključio sam da ce svaki stan u kojem nitko ne zivi tj nitko nije prijavljen, njegov vlasnik biti duzan plaćati porez na tu "praznu" nekretninu.

Osim u slučaju da je stan u dugoročnom najmu (porezna ima ugovor i sve jasno) ili ako je nekretnina derutna/narusena statika/nesto peto pa je logično da se ne plaća porez na nekretninu koju si naslijedio pod pokojne prababe koje je u međuvremenu stradala u poplavi/potresu/požaru.

Ovako ispada da se moze na dosta drugih načina moze izbjeć plaćanje poreza na nekretnine, pa se onda postavlja pitanje čemu sve to?

u vlasništvu općine ili grada koje se nalaze na njihovu području

Porez na nekretnine ne plaća se na nekretnine:

Unatoč svemu opet nije jasno definirano jel se to sve skupa odnosi na prvu i jedinu nekretninu, sta treba priložiti od dokumentacije i sl

A ne odnosi se na prvu i jedinu nekretninu kada se u njoj živi, prijavljen si, plaćaš komunalnu sve ostale divote koje idu sa time. Trebali su to nekako povezati sa HRT pretplatom

Promjena u odnosu na porez na kuće za odmor:

porez na nekretnine obvez​an je za sve gradove i općine u iznosu najmanje 0,60 eura/m2 korisne površine nekretnine

gornji limit poreza na nekretnine povećan je na 8,00 eura/m​2 u odnosu na porez na kuće za odmor u 2024. godini koji je iznosio 5,00 eura/m2

porez na nekretnine je zajednički prihod općine/grada i županije na čijem se području nekretnina nalazi (80% prihoda pripada općini/gradu, a 20% županiji)

Problem s informacijama koje daju na MUPu je u tome što često baš bezobrazno lažu/muljaju/šta li.

Imam iskustvo s prijavom javnih skupova, koje je prema informacijama koje se moglo dobiti na MUPu moglo jedino i isključivo putem prijavnice, uživo. Pitali smo i preko veze na MUPu može li se ikako preko maila, kaže nema šanse. I onda kasnije skroz slučajno saznam, od nekoga tko prijavljuje skupove preko maila, kako se to može bez ikakvih problema. Ispuniš obrazac, pošalješ na mail adresu i gotovo. Takvi su nam policajci i možeš ga *ebat.

Ima ova opcija na malograđanima. Između dviju sam osobnih momentalno, pa ne mogu probati, ali čini se kako bi to trebalo biti moguće. Koliko god se oni borili protiv, neke stvari se ipak mijenjaju.

A gle, novi zakon je uzaslo lose koncipiran, niti je ista detaljno objasnjeno, reko bi klasična hrvatska posla i bilo je iluzorno očekivati nesto drugo.

Sad vazem da li da privjavlčjujem i trazim oslobođenje od poreza, ili da cekam pa ga eventualno dobijem ili nedobijem

Predao sam svu dokumentaciju u HPB 6.3, a procjena nekretnine je bila 7.3. u petak. Od onda ništa, nestrpljiv sam oko te procjene, ako ne procijene kolko mi treba, veliki planovi mi padaju u vodu.
Jel neko možda isto u procesu prelaska u HPB sa stambenim kreditom? Kolko ste čekali na sve? Vjerojatno je sad još veća gužva s obzirom na pooštrenje uvjeta kreditiranja sa 1.4. ove godine.

Gužva je.

Procjena -> Da banka riješi 2-3 tjedna se čekalo bez ovih manjih kamata, ovisno o poslovnici i ovisno o veličini banke (manji gradovi = manje kredita/procjena).

Varaždin, nekih 2-3 tjedna se čekalo, sad vjerujem da i više.

Zaba - 3 dana.

Ja sam u PBZu i tamo sam predao zahtjev za stambeni kredit (i svu potrebnu dokumentaciju), te od predanog zahtjeva sam cekao 3 radna dana da obidju lokaciju vezano za procjenu, i tjedan kasnije (prosli tjedan) je sve stiglo u banku, i sad cekam odobrenje kredita (navodno moguce ovaj ili sljedeci tjedan).
Za sada ide sve ok, nadam se da nece biti nekih komplikacija

Brijem da to ovisi od kada je predan zahtjev. Nisam pitao na tvoj nacin, nego sam pitao oko akcije koja vrijedi sluzbeno do 15.04. I na to mi je bankarica rekla da imaju imperativ rijesiti/isplatiti sve ove predane zahtjeve za akcijske kredite najkasnije pocetkom 5.mjeseca.
Najbolje je da pitas u banci.

Znam da HPB ima ispod 5%, ali ne znam kako to dobiti. Nisam siguran koji su uvjeti. Pbz je blizu 6%. Zaba je preko 5%.

Ono što mogu samo dodati, kolega otišao nedugo u HPB po nenamjenski, na kraju uzeo u Zabi, ne znam zašto. Ali očito tih 4.95% ima neke cake u HPB-u.

RBA je na 5.5% pa vjerojatno nije najjeftinija, ali kredit se digne online u par klikova preko egrađani (za dokumente) i njihove aplikacije, i ne trebaju se prebacivati primanja...
