They don’t want people who are smart enough to sit around a kitchen table to figure out how badly they’re getting f*cked by a system that threw them overboard 30 f*cking years ago. They don’t want that. You know what they want? They want obedient workers. Obedient workers. People who are just smart enough to run the machines and do the paperwork, and just dumb enough to passively accept all these increasingly shittier jobs with the lower pay, the longer hours, the reduced benefits, the end of overtime and the vanishing pension that disappears the minute you go to collect it, and now they’re coming for your Social Security money. They want your retirement money. They want it back so they can give it to their criminal friends on Wall Street, and you know something? They’ll get it. They’ll get it all from you, sooner or later, 'cause they own this f*cking place. It's a big club, and you ain’t in it. You and I are not in the big club. And by the way, it's the same big club they use to beat you over the head with all day long when they tell you what to believe. All day long beating you over the head in their media telling you what to believe, what to think and what to buy. The table is tilted folks. Ne pričamo očito o istim zgradama, jer cijena o kojoj ja pričam, provjereno, je 1490EUR. Jedan sam od ljudi na listi.

POS natječaj je izašao već, govorimo o zgradi koje je skoro pa gotova i već su rezultati vani.

Iz prve ruke znam da je 1490 cijena, vjeruj mi. I da ti budem iskren, prvi put čujem za ovu cifru od 17xx EUR, a pratim te stvari već duže vrijeme.

Ajde da provjerim jednu stvar koju sam uzeo zdravo za gotovo
Kaže mi agent kako je prodavatelj dužan imati energetski certifikat i kako isti košta 120€. Pretpostavljam da je to nešto što je bitno da lik lupi pečat, ipak se radi o staroj kući od 40ak kvadrata. Kakva certifikati bogati Je li to normalna cijena? Vidim na njuskalu da to ekipa nudi "od 45€".
Dobio sam certifikat. Kaže kategorija G i to sada košta 140€. Jebem ti i sistem i državu. Moram platiti 140€ da bi mi netko rekao da je stara trošna kuća stara i trošna. Pa to stvarno nije normalno.

Zanimljivo je da 1nizPLAN izdaje ceritifikat dok račun izdaje obrt. Pa da li meni na čelu piše budala? Da li je uopće itko izašao na teren da bi izradili ovaj referat? Moguće lik na kojeg glasi obrt.

Kak oni izrađuju certifikat? Kaj samo pogledaju kuću ili nekog vraga i izmjere?

Prije 2 god novogradnja koju sam radio je išlo na način da pošaljem slike od kuće, aparata i na temelju toga sam dobio certifikat koji sam platio 240€

Ja sam dobio jedan pdf dokument od 31 stranice, koji ima zalijepljenje razne predloške (uvjerenje, ovjerenja, ovo ono) dok je ostatak jamačno izbačen iz neke excel tablice (gdje ni prored nije kako spada pa se do teksta ne može pročitati) gdje oni ubace neke kvadrature i dobiju se brojevi koji izgledaju jako ozbiljno a ne znače ništa. Najbolji poso je onaj koji država zakonom osigurava.

Nabasao sam na par mjesta na to da se novim zakonom o porezu na nekretnine od 1.1.2025. ukida i porez od 3% na prvu nekretninu. Je li netko uspio saznati išta konkretno o tome kojim slučajem? Taman oko Nove godine bi supruga i ja trebali postati vlasnici stana.

Da, dobro si to shvatio, samo je problem što je to samo prijedlog reforme.

Ministar financija predstavio je u ponedjeljak, 23. rujna 2024. godine, novi krug porezne reforme na sjednici Gospodarsko-socijalnog vijeća.

Prijedlog novog kruga porezne reforme, između ostalog, uključuje veće oporezivanje nekretnina koje ne služe za stalno stanovanje ili dugotrajan najam, nastavak poreznog rasterećenja dohodaka, kao i porezne stimulanse za povratak iseljenika.

Izmjene bi na snagu trebale stupiti 1. siječnja 2025. godine
Ključne riječi: "trebale" i "prijedlog novog kruga porezne reforme".

Nitko ti ne može to još reći.

Ako kupuješ novogradnju, ne plaćaš taj porez, nadam se da to znaš.

Ako ne, na žalost, za sada se još uvijek plaća.

Ja sam baš u toj fazi, samo čekam porezno riješenje.

Kupujemo starogradnju, idemo u dosta adaptacije + supruga je u 14. tjednu trudnoće, do Uskrsa bi trebao moći useliti, pa nam se kosi čekanje tog za sad samo potencijalnog zakona i hitrost radi adaptacije

Ekipa, može mala assitencija? Planiram stan staviti na Air BnB i htio bih to napraviti do kraja godine kako ne bih trebao skupljati suglasnost stanara, etc.
U zahtjevu za "izdavanje rješenja o odobrenju za pružanje ugostitieljskih usluga u domaćinstvu" stoji da je potrebno ovo:
3. Dokaz da se građevina može koristiti odnosno izdati rješenje za obavljanje djelatnosti sukladno odredbama Zakona o gradnji,

Da li je to uporabna? Kako se do nje dođe? Hvala

Kasnije u samom .doc zahtjevu piše ovo:
 dokaz o uporabljivosti građevine (uporabna dozvola i druge isprave kojima se dokazuje uporabljivost prema Zakonu o gradnji)

Imate savjet koji dokument mi je tu potreban i kako do njega doći?

Pod "dosta adaptacije" misliš kozmetički samo sredit taj prostor ili ozbiljnija adaptacija od podova, instalacije do ostalog?
Kupaona komplet s instalacijama, zamjena plinskog bojlera, pločice u hodniku, unutarnja stolarija (3 vrata), vanjska stolarija (4 prozora i balkonska vrata), kuhinja s instalacijama.

Majstore za sve imam dostupne po realizaciji kredita, fizikaliju radim s bratom i šogorom.

Za useljenje nam treba funkcionalna kupaona i iole uredna spavaća. Prozori su gotovi za dan, unutarnja stolarija za dan...kupaona je najveći izazov

Ali ako sam dobro skužio, to je kad prvi put vadiš uporabnu dozvolu, zahtjevi etc. Što kad ona već postoji (zgrada je stara 15god) i samo treba doći do nje? thx

Kupaona komplet s instalacijama, zamjena plinskog bojlera, pločice u hodniku, unutarnja stolarija (3 vrata), vanjska stolarija (4 prozora i balkonska vrata), kuhinja s instalacijama.

Majstore za sve imam dostupne po realizaciji kredita, fizikaliju radim s bratom i šogorom.

Za useljenje nam treba funkcionalna kupaona i iole uredna spavaća. Prozori su gotovi za dan, unutarnja stolarija za dan...kupaona je najveći izazov
Ima posla.

Ovo je baš zanimljivo. Kako se definira što je to "novogradnja"?
Ako kupuješ od pravne osobe, kao što je slučaj za novogradnju, ali i za slučaj da kupuješ rabljeni stan od pravne osobe, onda plaćaš PDV (25%). Firma koja ti prodaje je obvezna ispostaviti račun s iskazanim pdv-om.

Porez na promet nekretnina (3%) plaćaš samo kada ne plaćaš PDV, tj kad kupuješ od fizičke osobe.

Naravno, firme koje prodaju novogradnju obično iskazuju cijenu s uključenim pdv-om.
