S takvim ugovorima ja ih nikada nebi potpisivao.

Pa tko normalan bi to potpisao, ili ljudi ne čitaju ugovore?

Meni je frend pričao kako je netko njegov, kada je krenuo taj scenarij obustave plaćanja stanarine od strane neke obitelji, inače običnih civila, angažirao nekog lika s kojim je potpisao ugovor o najmu stana. Frajer je došao na vrata, rekao "nemojte se vi dati smesti zbog mene, ja tu sada živim." Sjeo lik u dnevni, upalio TV i pitao "šta ima za ručak" Nikakve prijetnje, nikakvo nasilje. Navodno da su ovi brzo nakon otišli. Ima svačega.

Poštujem ja i to što rodney kaže, ali puno ljudi iznajmljuje zato jer im treba novac, ne zato jer im je dosadno.

People who are just smart enough to run the machines and do the paperwork, and just dumb enough to passively accept all these increasingly shittier jobs with the lower pay, the longer hours, the reduced benefits, the end of overtime and the vanishing pension that disappears the minute you go to collect it, and now they’re coming for your Social Security money. They want your retirement money. They want it back so they can give it to their criminal friends on Wall Street, and you know something? They’ll get it. They’ll get it all from you, sooner or later, 'cause they own this f*cking place. It's a big club, and you ain’t in it. You and I are not in the big club. And by the way, it's the same big club they use to beat you over the head with all day long when they tell you what to believe. All day long beating you over the head in their media telling you what to believe, what to think and what to buy. The table is tilted folks. Ljudi ne čitaju ugovore.
Agent za nekretnine mi je pričao da mu ispod 10 posto ljudi kada kupuju prvu nekretninu provjerava ugovore, šalje odvjetnicma i slično.
Govorim o kupovini stanova.
Kad se radi o luksuznim vilama i slično, situacija totalno obrnuta, kada dolazi potencijalni kupac, uvijek ima odvjetnika i arhitekt/gradevinar provjeravaju nekretninu.
Iz mog iskustva, dva zanimanja prednjače po pitanju stava ja sve znam, i neš ti ugovora i tog prava, a to su doktori i inženjeri.
Obožavam ih, 3x više novca sam zaradio ispravljajući njihove greške nego da se od početka radilo kako treba.

Boli me džon... Potražnja je dovoljno velika...
Naravno, usmenim dogovorom dogovorimo sve uvjete "kao ljudi" Ugovor se primijenjuje samo ako se on ne pridržava dogovora.
A s druge strane, najmoprimac može otići kad zaželi, a ja ga ne mogu izbaciti ako on ne želi otići... Ovako ga mogu natjerati da ode 😄

Baš to ti i solemnizacija znači, javni bilježnik sve stavke ugovora rastumači pred najmodavcom i najmoprimcom i oboje potpišu da se slažu sa svime što je u ugovoru.

Da li solemnizacija znači da se JB uvjerio da su obje strane pročitale s razumijevanjem? Ili je po običaju samo lupio pečat?

Solemnizacija znači da je JB pročitao i rastumačio strankama sve što je napisano, da su stranke potpisale svaku stranicu dokumenta i JB odgovara za sadržaj dokumenta.

Imao sam slučaj sa podstanarima koji nisu ništa plaćali i nisu htjeli izaći iz stana. Prvih 3 godine sve je bilo uredno i na vrijeme, onda su odlučili da neće plaćati...
Imali smo solmizacijski ugovor. Trajalo je skoro dvije godine dok ih nismo uspjeli deložirati, a dug za režije i najam još nisam naplatio, vjerojatno nikada niti neću...
Od onda imam ugovor o najmu dijela stana i nemam nikakvih problema 😄

Jel itko probao refinancirati APN kredit nakon isteka subvencija?
Meni istekle u 11.2025 i sad ki vele da 2 god nakon isteka ne smijem nista jer u protivnom moram vratit subvencije.
Zaba mi nudi 2.79 kamatu....moram ic nac ugovor da procitam al nema mi hebene logike

Tako je, 2 godine nakon isteka subvencioniranja još ne smiješ ništa čačkati po kreditu, niti po nekretnini (iznajmljivanje itd)


Sve ti to piše u ugovoru, provjeri.
Tek nakon još te dvije godine si slobodan i nisi više pod APN-om.
